"What Happens After You Accept an Offer on Your Wichita Home?"

By The Stanton Group, LLC – Real Broker | Wichita, Kansas

You’ve staged your home, hosted showings, and finally—accepted an offer. So now what?

At The Stanton Group, we guide Wichita sellers from contract to closing every day. Many homeowners are surprised to learn that accepting an offer is just the beginning of the closing process.

Here’s a clear, step-by-step breakdown of what happens after you accept an offer on your home in Wichita.

📝 Step 1: Sign the Purchase Agreement

Once you accept the buyer’s offer (or agree to final negotiated terms), both parties sign the purchase agreement.

This contract outlines:

  • Sale price and closing date

  • Any contingencies (inspection, financing, appraisal)

  • Earnest money amount

  • Items included/excluded from the sale

🎯 At this point, the home is officially “under contract.”

💰 Step 2: Earnest Money Is Deposited

The buyer typically deposits earnest money (usually 1–2% of the purchase price) with the title company.

This shows they’re serious about the purchase. It’s held in escrow and later applied toward their closing costs or down payment.

🔍 Step 3: Home Inspection

Most buyers request a home inspection within the first 7–10 days of going under contract.

What happens:

  • A licensed inspector examines the home’s structure, systems, and safety

  • The buyer may request repairs, credits, or price reductions

  • You decide what to agree to, decline, or negotiate

💡 We help you review the report and respond strategically, so you don’t give away more than necessary.

🧾 Step 4: Appraisal (If Buyer Has Financing)

If your buyer is using a mortgage, the lender will schedule an appraisal to confirm the home’s value.

Three possible outcomes:

  1. Appraised value = sale price → ✔️ proceed

  2. Appraised value < sale price → 📉 renegotiation may be needed

  3. Appraised value > sale price → 👍 no changes, proceed

📊 We prep your home and provide comparables to help the appraiser see the full value.

🏦 Step 5: Buyer Finalizes Financing

During this stage, the buyer:

  • Finalizes their mortgage loan

  • Submits required documents to their lender

  • Receives a final loan commitment

Behind the scenes, we coordinate with the buyer’s agent, lender, and title company to keep everything on track.

🏡 Step 6: Final Walkthrough

Typically 24–48 hours before closing, the buyer does a final walkthrough to:

  • Confirm repairs were made (if applicable)

  • Ensure the home is clean and in the same condition

  • Verify nothing unexpected has happened (like leaks, damage, or missing items)

🔑 We advise you on what needs to be done to prepare for a smooth walkthrough.

🖊️ Step 7: Closing Day!

It’s time to sign the final paperwork and transfer ownership. You’ll sign:

  • Deed and transfer documents

  • Final settlement statement

  • Any documents required by the title company or lender

Once signed and funded:

  • You hand over the keys

  • The buyer officially owns the home

  • You receive your proceeds (often the same or next day)

🎉 Congratulations—you just sold your home!
